Cladding - Relief for some!

The Government has proposed support for leaseholders stuck with cladding remediation costs. This will help what might be described as the worst cases but still leaves gaps.

The five-point plan to bring an end to unsafe cladding is as follows:

  1. The Government will pay for the removal of unsafe cladding for leaseholders in all residential buildings 6 storeys (18 metres) or more in England.
  2. There will be a finance scheme to provide reassurance for leaseholders in buildings between 4 and 6 storeys (11 and 18 metres), ensuring they never pay more than £50 a month for cladding removal
  3. There will be an industry levy and tax to ensure developers play their part
  4. A world-class new safety regime will be implemented to ensure a tragedy like Grenfell never happens again
  5. This should provide confidence to this part of the housing market including lenders and surveyors

All buildings 18 metres (6 Storeys) and over should be covered by the fund.

It is clear that people in smaller blocks will have to pay while this will not be the case for taller blocks. This is highlighted on mixed sites where some will have to pay (for perhaps quite a long time) whilst their higher block neighbours won’t. It could well be argued that t here isn’t much risk for the lower blocks. This seems inequitable and has already been pointed out to the Government – whether they will amend the scheme remains to be seen!

Nevertheless this recognition of the difficulties that many people have found themselves in and a substantial (if not full) welcome to the answer is to be welcomed.
