Tariff of Additional Charges

This Tariff and guide have been prepared to explain the additional services that may fall outside work associated with a residential property sales and purchases.

While post additional services are not generally needed for a standard sale or purchase. If extra work is needed then it will be charged for in accordance with the following details:-
  • Defective Title (including flying freehold)

    If in the course of selling or buying your property a defect is identified then a fee will be charged for the additional work in rectifying this. A quotation can be given once the nature of the defect has been established.

  • Defective Title Insurance Policy

    If a title defect has been identified and an insurance policy is taken out to protect against future liability then the fee for the legal work involved will be £50.00 plus VAT (£60.00)

  • Statutory Declaration

    If during the sale or purchase it is necessary for us to prepare a statutory declaration then the fee for the legal work in preparing a document will be £150.00 plus VAT (£180.00)

  • Handling or Registering a Restriction or Caution

    If there is a title restriction registered or to be registered against your property or against the property you are buying the fee for the legal work in complying with it will be £175.00 plus VAT (£210.00)

  • Advising as to Survey

    If you require us to peruse and note any survey then the fee for this will be £75 plus VAT (£90.00)

  • Third Party Solicitors/Managing Agents

    If during the transaction we need to deal with another firm, the fee for the legal work involved in those dealings will be £350.00 plus VAT (£420.00)

  • Deed of Grant

    When a property lacks rights for proper use and enjoyment (e.g. any access) and it is necessary for a deed to be prepared to correct this, a quotation can be given once the nature of the additional documentation has been established.

  • Inspection of Property

    If we have to go out to inspect a property there will be an additional charge of £150 plus VAT (£180.00)

  • Multiple Titles

    If the property you are selling or buying has more than one registered or unregistered titles the fee for the additional legal work in dealing with those titles will be £80.00 plus VAT (£96.00)

  • Multiple Sellers

    If there is more than one Seller we have to deal with at different addresses then there will be an additional charge of £80.00 per person plus VAT (£96.00)

  • Multiple Sale Contracts

    If you sell your property and instruct us to send out more than one set of contracts to prospective buyers a quotation can be given once the nature of the extra work has been established.

  • Redemption of Mortgages

    If you have more than one loan on the property you are selling we will be required to clear the additional loan on completion and the fee for the additional legal work involved in dealing with each additional loan on completion will be £75.00 plus VAT (£90.00)

  • Declaration of Trust

    If you ask us to prepare a Declaration of Trust to record unequal contributions made in the purchase of your property then the fee for the additional legal work will be £275.00 plus VAT (£330.00)

  • Gifted Deposits or similar

    Where a third party (e.g. parents) are gifting money to you as part of a transaction, we have to carry out additional money laundering checks and liaise with the lender. The fee for this will be an additional £100.00 plus VAT (£120.00)

  • Unregistered Titles

    If the property you are buying or selling has not been registered with the Land Registry, the fee for additional legal work undertaken with the unregistered title will be £250.00 plus VAT (£300.00)

  • Sale by Probate

    Sale of a Probate Property £85 + VAT (£102.00)

  • Completion

    Most Lenders require us to give them a minimum of 5 working days’ notice when requesting the transfer of mortgage funds. The request is normally given after contracts have been exchanged. Consequently, if there is less than 5 working days between exchange and completion we reserve the right to charge a fee for the additional legal work involved in completing the transaction at short notice which will be £85.00 plus VAT (£102.00)

  • Deed of Postponement

    If in the course of a purchase or re-mortgage transaction it becomes necessary to prepare a deed of Postponement or Deed of Priority, then the fee for the legal work involved will be £85.00 plus VAT (£102.00)

  • Retrospective Consent

    If in the course of selling or re-mortgaging your property it becomes necessary to obtain retrospective consent for e.g. extensions or alterations (under an earlier covenant) then the fee for the legal work involved in obtaining retrospective consent will be £100.00 plus VAT (£120.00)

  • Expedition

    If you, or your transaction, requires proceeding urgently and has to be given priority then you will be charged a fee accordingly. This will depend on the circumstances but a charge of £350.00 plus VAT would be normal (£420.00)

  • Retentions

    If either we have to make a retention from the purchase price or retain such a figure then the fee for the legal work involved will be £75 plus VAT.

  • Deed of Covenant

    If a deed of Covenant is required when you sell or buy your property, the fee for the legal work for preparing it will be £110.00 plus VAT (£132.00)

  • Power of Attorney

    If a sale is by Power of Attorney there is an additional charge of £150.00 plus VAT (£180.00)

  • Indemnity Policies

    It maybe that during the course of selling or buying your property that an indemnity policy is needed to be put in place. If this is the case there will be an additional charge of £50 + VAT for placing the same (£60.00)

Lease Extension £850.00 + VAT = £1,020
Shared Ownership Purchase/Sale (Wyre Forest) £150 + VAT = £180.00
Shared Ownership Purchase/Sale (Non-Wyre Forest) £200 + VAT = £240.00
Buy to Let £100.00 + VAT = £120.00
Voluntary First Registration £600.00 + VAT = £720.00
If this involves an Assent/Transfer £700.00 + VAT = £840.00
